Hey, are you looking at the best places to live in St. Louis? There are lots of them out there and it helps to know a little bit about the neighborhoods and some of the hidden secrets to each of them. Today, we are going to be talking about the Clifton Heights area.

I put out new videos every week about neighborhoods in St. Louis, buying and selling property in St. Louis, and fun and interesting facts about the area. Today, we are talking about best places to live in St. Louis and highlighting one of my absolute favorite neighborhoods, Clifton Heights.

Reason #1 that Clifton Heights is one of the best places to live in St. Louis is 100% the location. The location cannot be beat. You are right smack in the middle of everything. Highway 44 borders Clifton Heights just on the north side. It is probably the farthest west point in St. Louis City, but you can get to Highway 40 within a couple of minutes, you are very close to Forest Park. The hill is on the east side of Hampton and just down the hill down Southwest is Maplewood, so you have really close options as far as food, as far as dining out.

One of my absolute favorite places to go is called SOHA. It’s right on the corner of Columbia and Hampton walking distance to everywhere in Clifton Heights. Or if you’re looking for something different, you can scoot right down the hill to Maplewood and check out all the bars and restaurants there. Shopping is very close. There’s a Schnucks very close. As I said, highway access is really close, Forest Park is really close. You can really get absolutely anywhere very quickly if you are in Clifton Heights.

Reason #2 that Clifton Heights is one of the best places to live in St. Louis, and this may not actually be for everybody, but the school. The school district, it is within St. Louis Public Schools, which as you know, and you can check out from one of my other videos here, does have a couple challenges, but overall, there are some schools within St. Louis Public Schools that are fantastic and Mason School, which is the school that services the Clifton Heights area, is one of those schools.

In 2017, Mason became a St. Louis Public School School of Choice, so in order to get to get that award, it had to reach certain criteria by the state of Missouri and the school met all 10 criteria. The reason that that’s great is because it gives more choice to kids that are living in that area, so a lot of the kids that were living in the Clifton Heights area before, if you wanted to go to St. Louis Public School, you were either looking at the Mallinckrodt or Kennard option, which is one of the gifted schools that you have to test into, link up above, or you were looking at private school or a charter school, so having Mason be a St. Louis City School of Choice is huge for that area because anybody living in that catchment area, it’s not like the magnet schools where it’s open citywide, it’s really just for the areas of Ellendale and Clifton Heights, so great opportunity if you live in that neighborhood to send your kids to a great school.

Reason #3 that Clifton Heights is one of the best places to live in. St. Louis is, really, the affordability. You can afford something pretty nice in the area without getting priced out. Typically, you can find a two-to-three bedroom home anywhere with one-and-a-half to two to three bathrooms starting, really, in the mid-150s. On average, you’re going to be somewhere around 200, maybe right underneath 200, all the way up to maybe three or 400 for some of the super big stuff, maybe something that is around the lake or one of the larger homes on Columbia, but it’s not going to get much more expensive than that. Generally, you’re going to be somewhere between 150 and 250 and that’s going to give you a good amount of space.

It is going to be one of those city homes where you have alleys, so you may have a detached garage. Some of the yards are going to be smaller, depending on where you’re at, but there’s such a nice mix of homes and the area. Nothing is cookie cutter and nothing is the same, so it’s just all going to depend on when it was built and which part of Clifton Heights it’s in, but there’s lots of red brick, lots of lovely two-story homes, lots of story-and-a-half that are just across from Clifton Park, so lots of opportunity to find something really affordable in a neighborhood where you are close to everything and right smack in the middle of a great school, so all of those reasons make Clifton Heights one of the best places to live in St. Louis.
